Tanking to BS 8102
This term refers to protection from ground moisture and ingress of ground water. Many existing properties were constructed without an integral TANKING system and due to age and altering ground conditions may now be experiencing ingress of moisture and ingress of ground water through the masonry and up through the floors.
In order to protect the property from deterioration it is possible to “TANK” the property using either a type “A” system that utilises multi layered renders with specialist additives and slurries or type “C” that utilises a cavity drain system normally using high density polyurethane sheeting coupled with a sump pump. Type “A” systems stop the ingress at source i.e. directly at the brickwork, whilst type “C” systems manage the ingress and dispose of the water. Both systems are equally effective and each has an advantage.


Companies that have CSSW qualified surveyors will carry out a detailed inspection of the property and submit a detailed specification of the system best suited for that particular situation. Local authorities and heritage departments will often recommend type “C” systems as these systems can always be removed. In certain circumstances a combination of both systems will be employed to achieve the correct result.
